 How long does it take to remove the cement render from a house wall and re-point between the stones with lime mortar.

Many people ask is it possible to remove the cement render from a house wall and re-point between the stones with lime mortar for a DIY enthusiast.

We are asked these questions a lot. So here are the answers.

It obviously depends on the size of the stone house wall. This one is eight meters wide by 6.5 meters high.

Looking at it from the DIY perspective. Do you have enough scaffolding available to carry out the work safely? Are you confident standing and working on scaffolding at this height?.

Do you have all the tools for the job.  Renting tools in Portugal is very difficult you will need a large SDS hammer drill, scaffolding, chipping hammer, Very high-pressure jet wash (not one that you wash your car with) and re-pointing equipment.

How long? It all depends upon how fit you are as to how long it will take. A reasonable estimate would be 3 times the man hours that it takes us.

Our guys are professionals and work on this type of thing day in day out so they don’t need a lie down in the afternoon. Make no mistake you will hardly be able to raise your arms after the first day if you are doing this for the first time  I don’t care how fit you think you are.

The repetitive and very dusty work really is hard. Dust in your eyes constantly and large amounts of fine dust to breath in.

How long does it take to remove the cement render from a house wall

We had a team of two people working on this gable it took them two days to take off the old cement render which was on a south facing wall and baked on. The erecting of the scaffolding and high-pressure jet wash took another day. That’s 6 man days or you could say a week’s work for two people to get everything ready for pointing. There was also some stone to be replaced before the pointing.

If my reckoning is correct then it will take a DIYer 12 to 18 days of hard graft to make just the gable wall ready for pointing.

The people we meet


The people who come over to Portugal to buy a home, holiday home, make a new start, get back to nature. Whatever the reasons that they are here in Portugal they often share a very similar trait.

Only a few (like the 2 boys looking up) behave in a way that will give them what they want in Portugal. It may be that most people are not sure what they want, just want to get out of their past lives or need a rest.

There always seems to be something driving the decision to come here.

The one thing all these people have in common is that they all need a home. Most will buy new or renovate and extend.

This is when one of the worst traits is displayed. A blatant disregard for Portugal’s planning laws and the consequences should you be the muggins that gets caught.
There are dozens of blogs and forums where people openly talk about doing things without planning permission, building licenses or architects drawings. It could be that the lack of Portuguese language is holding people back from asking or perhaps the drive to save money or to be independent. Whichever it all comes down to the same thing Bad News!

When you get that registered letter through the post. You have no one to tun to.

Another group is the DIY builders. Not trained, experienced builders but enthusiastic amateurs. The sort of people who do not have any construction or liability insurance or the ability/financial backing to take responsibility when you the new owner or one of your grandchildren gets electrocuted, falls down the badly designed stairs or through a railing.

Then there is subtle hard to spot things like the sewerage system contaminating the homes water supply. Nice..   You literally will have no one to turn too.

I am not attacking DIY fans at all. I am advising them to do only the work that you are allowed to do when building or renovating a home in Portugal. Some of the work will require a builder with a license and insurance some will not (do you know for sure).

Having rescued a couple of stopped building projects in the past and suffered the hassle of sorting them out it is not something that Castelo Construction get involved in anymore.

Render Problems

Render problems are very common in Portugal.

Render problems

Render often hides and even causes many problems for the home owner in Portugal.

Before we can understand the problems associated with render we need to understand what render is used for.

 


Render is applied to the outside of buildings to keep out the rain and cold drafts and for protecting the structure of the building from the weather.

What it should not be used for is keeping out rising damp or to strengthen a weakly constructed wall.

What are the main problems with render.

Firstly that the mix of ingredients which make up the render could have been wrong in the first place.

Render being applied on the wrong type of surface, previously painted walls or ceilings, structures that are prone to movement or vibration. Used to hold back water ingress.

Washed out Render is often hollow sounding if you tap it with your knuckle. It has allowed the rain and weather to go in behind the render and sit between the house wall and the render. This water slowly leaches a lot of the minerals out of the render which makes it weak and crumbly.

House with render problems tarted up to sell

is caused by the effect of weather and the protective paint being washed off. As a result the rain gets inside the render and with a little freeze thaw activity it eventually goes from a small crack to a fully crazed wall.

The only solution is to chip off the old render and re render again.

A good idea if you are faced with this problem is to cover the external walls of your house with insulation and re render with a modern self coloured acrylic render which will not need painting for ten years.

External insulation

If you go this route you achieve a dry warm home that will be nice and cool in the winter and cheep to heat in the winter.

“Blown render” is often referred to by people who don’t know what it is.

When render is “Blown” as the trade call it. It is where a section of render has come unstuck from the house wall and sometimes takes on the form of a bulge in the outside surface. There are two causes.

Either the render was put on top of something unsuitable like a painted wall, oil contaminated or movable structure such as shrinking wood or bricks that were not bonded together. Blown render is basically render that has become unstuck and is not supported by the wall as it should be.
To repair it you simply hack it off back to soundly secured render and then re render.

The solution for washed out, crazed, cracked, blown or crumbling render is to remove it. Make the structural repairs that are necessary and replace it with new render or external insulation as described above.
