What does it cost to renovate a house in Portugal ? Was there ever a bigger question? Or a question more open to misinformation in the answer and in the reading.

The main things which dictate and control the cost to renovate a house or barn are:-

The size of the renovation.

The scope of the renovation.

The structural elements involved in the renovation.

The cost of materials used in the renovation.

The cost of finishing materials in the renovation.

The cost of the people doing the work and contractors.

The cost of any licensing or legal work.

Lets break down the cost to renovate a house in Portugal a little further :-

The size of the renovation – not just the larger amount of square meters of building area there are often structural items such as walls, beams, pillars and roofs which need to be substantially larger to support a larger building or extension (outwards or upwards). These may require paying an architect to draw and an engineer to calculate.

The scope of the renovation – Is it just a new roof or a full strip out involving demolition of internal walls and ceilings.

The structural elements involved in the renovation – are the foundations sufficiently strong so that you wont have cracking in your new walls. Are existing support beams, chestnut joists and key stones in place.

The cost of materials used in the renovation – If you are building a structure in reinforced concrete it is more expensive that building in for instance timber. Natural stone is more expensive to build than brick. Long beams and joists also cost more because they have to be thicker.

The cost of finishing materials in the renovation – Temptation, Temptation. With all the beautiful things that are available here to make your house special its no wonder that people go over budget. I even found myself recently looking at tiles with mother of pearl inlaid in them only 65 Euros each and I don’t need any tiles!

The cost of the people doing the work and contractors – Its rare not to employ someone when carrying out a refurbishment and some jobs should never be attempted alone or unskilled. You normally get what you pay for so make sure you see examples of their work first.

The cost of any licensing or legal work – Don’t start work without your licensing in place and don’t forget about licenses for scaffolding in the street and for removing waste materials. What about insurance too! It can get very nasty and expensive if you get into problems and don’t have these in place.
