We are asked these questions a lot. So here are the answers.

It obviously depends on the size of the stone house wall. This one is eight meters wide by 6.5 meters high.

Looking at it from the DIY perspective. Do you have enough scaffolding available to carry out the work safely? Are you confident standing and working on scaffolding at this height?.

Do you have all the tools for the job.  Renting tools in Portugal is very difficult you will need a large SDS hammer drill, scaffolding, chipping hammer, Very high-pressure jet wash (not one that you wash your car with) and re-pointing equipment.

How long? It all depends upon how fit you are as to how long it will take. A reasonable estimate would be 3 times the man hours that it takes us.

Our guys are professionals and work on this type of thing day in day out so they don’t need a lie down in the afternoon. Make no mistake you will hardly be able to raise your arms after the first day if you are doing this for the first time  I don’t care how fit you think you are.

The repetitive and very dusty work really is hard. Dust in your eyes constantly and large amounts of fine dust to breath in.

How long does it take to remove the cement render from a house wall

We had a team of two people working on this gable it took them two days to take off the old cement render which was on a south facing wall and baked on. The erecting of the scaffolding and high-pressure jet wash took another day. That’s 6 man days or you could say a week’s work for two people to get everything ready for pointing. There was also some stone to be replaced before the pointing.

If my reckoning is correct then it will take a DIYer 12 to 18 days of hard graft to make just the gable wall ready for pointing.

Bought an old house or apartment in Lisbon to refurb

Take for instance a typical old house in Lisbon it will be from around 1900 built of stone and timber with a clay tiled roof – What can go wrong it has been here for generations!

These houses are remarkably stable especially when you consider the lack of real foundations.

Over the years and through the many mild earth tremors they kind of slump a little into the adjoining ground and just stay up.

There are 3 main problems to be found in these houses and it is the same in every case.

1, Fragile, sun dried roof tiles.

These tiles break over time and allow water to enter the house walls and roof space causing rot on the timbers. Here a typical clients contact – “We have just purchased an house from 1930 in ******Lisboa, and are planning a renovation of it during the summer. It has some moisture problems, like marks on a few walls (allegedly from a leak from the roof a few years back), and some minor black spots in the ceiling in some rooms. Would appreciate a survey”

2, Extensive woodworm and wet rot in timbers.

As the tiles break over time and allow water to enter the house walls and roof space it cases dry and wet rot on the timbers. The water quickly penetrates structural timbers effected by wood worm with the result that the roof sags and can often collapse into the house or push out and break the external walls. Both of which are dangerous and very expensive to repair.

3, Even the best homes of this period suffer from damp in the lower walls.

Basements are often uninhabitable and at the very least on the ground floor there will be large patches of loose plaster, flaking paint and rotten floors.

These 3 things have to be sorted out before you start to remodel or decorate the property.

Electricity

The estate agents information will tell you that “the electricity supply is nearby and easy to connect”.

You may have to take a large pinch of salt with this information. If you are interested in buying a plot of land or a ruin to renovate or a new house. The electrical supply cables may indeed be nearby but how can you tell?

I know of one person who assumed or was misled (this depends upon which side you talk too) that the line of power cables running parallel to the land he was buying would only have to be lead to his plot a distance of approximately 50 meters so that the power connection could be made.

Instead the EDP who install the power to properties decided that those cables were not of the right type and insisted that they connect to another supply requiring SEVEN power poles to be erected. You already know who was asked to foot the bill !

Of course if he had done the sensible thing and paid someone independent to help him get a quote for the installation of electricity to his plot. He would have known where he stood before he agreed to buy. At least he now has a subject to bore acquaintances with. Unfortunately!

The EDP letter I found in your post box is just to say that the energy supply for the building is viable, but they say that charge to install the supply to the house is are likely. As they have to extend the electric power line to the site.
 
We already know this and will be getting a quote from them in due course. The install to the boxes that we build in your retaining wall and we install the cables from them to your house.

As soon as we have the building license. The electrician will prepare a document so that we can apply to the EDP for a “Baixada de Obras”.

The EDP will then send to your house a letter with the costs of extending the electric line to the house.

We need to build the part of the wall where the meter box will be located asap and fit the equipment that is needed to allow the EDP inspectors to come and see if everything is in order.

If it meets with their approval they will then send you a quote for line costs. You will then pay, and wait (a while) for them to connect it.

It is never certain that the electricity will be reconnected to these meters if it has been cut off due to the previous person moving out some time ago or not paying their bill.

to house all the modern electricity related boxes. The walls go on the edge of your property so that the EDP can read the meter without having to inside your property.

The new wall, boxes and meter are of course at your cost and could delay the power connection to your property by a month or more.

We all know that councils, utility companies, planning departments and lawyers are impossible to speed up in our home countries so dont expect and different here and plan accordingly.
