We are asked these questions a lot. So here are the answers.

It obviously depends on the size of the stone house wall. This one is eight meters wide by 6.5 meters high.

Looking at it from the DIY perspective. Do you have enough scaffolding available to carry out the work safely? Are you confident standing and working on scaffolding at this height?.

Do you have all the tools for the job.  Renting tools in Portugal is very difficult you will need a large SDS hammer drill, scaffolding, chipping hammer, Very high-pressure jet wash (not one that you wash your car with) and re-pointing equipment.

How long? It all depends upon how fit you are as to how long it will take. A reasonable estimate would be 3 times the man hours that it takes us.

Our guys are professionals and work on this type of thing day in day out so they don’t need a lie down in the afternoon. Make no mistake you will hardly be able to raise your arms after the first day if you are doing this for the first time  I don’t care how fit you think you are.

The repetitive and very dusty work really is hard. Dust in your eyes constantly and large amounts of fine dust to breath in.

How long does it take to remove the cement render from a house wall

We had a team of two people working on this gable it took them two days to take off the old cement render which was on a south facing wall and baked on. The erecting of the scaffolding and high-pressure jet wash took another day. That’s 6 man days or you could say a week’s work for two people to get everything ready for pointing. There was also some stone to be replaced before the pointing.

If my reckoning is correct then it will take a DIYer 12 to 18 days of hard graft to make just the gable wall ready for pointing.

Know what you are buying

Do you really know what you are buying ?

In most things probably but when it comes to buying a house in Portugal are you sure?

It was something which was brought home to us recently during a demolition project. We were taking off a recently built two story extension that had been built onto an old stone house which we are remodeling and renovating.

Obviously the house is an old house and you would expect that things would need to be renovated and made good.

What you would not expect and would probably not be happy about is that the extension was not tied into (secured too) the old house.
When we started the demolition it just fell down like a pack of cards. Not only that the single thickness brick wall that made the structure of the extension had no cement between the vertical faces of the bricks! Just along the bottom and top.

This could not be seen because the walls were covered in poor quality render. This is one of the worst self build projects that we have come across and you can understand why Portugal has moved towards building regulations and controls.

If you had not known the extension to the house was badly built and just did what a lot of people do decorate and refurbish.

The fact that this two story extension dropped to the ground so easily and quickly was worrying because if the house was just being “refurbished” it could have fallen down due to high wind or ground tremor. take a look at seismic activity in Portugal.

Damp walls in old houses


Portugal has a warm and sunny climate so we dont usually think about rain and high humidity until it arrives in the winter months.

When the winter rain comes the rainfall is often heavy and prolonged it is then that we start to notice the damp patches spreading and internal walls having a glazed/wet look as if they had been sprayed with water.


Some unfortunate people also have water running into their homes through a light fitting or flooded basements which often cause people huge distress.

These mini floods transform a comfortable home into a dank, humid, smelly space and is a horrible experience for any home owner.

Driven and standing rain water has a habit of appearing in the home when and where we dont want it.

If you have ever sat in your Portuguese home watching bowls and buckets trying to catch the drips and towels to catch the water streaming down the walls you will know how demoralising this can be.


All it takes is the first heavy rains to find the new faults and cracks which have appeared in your stairs, outside steps roof terraces and verandas.


Now you must just sit and wait. Wait for the rain to stop and the problem to ease for a while.
We know that water can cause problems such as electrical shorting and is an electrocution hazard.


The water will have soaked into the structure of the building causing paint and plaster damage, damp walls and ceiling and that awful damp smell.


What to do about the problem.
Understand what it is – It is called Penetrating damp
Understand what it causing the problem and also where it is entering the home – This may not be as obvious as you first think and can require some experience to spot the source of the problem.


Understand what materials or systems are required to stop this happening again.


You’d think it would be fairly easy to locate the ingress of water into your property but the problem is that it can often be weeks or months before any damp appears.


Typical signs of penetrating which damp are:
Growing circles of darker damp patches on walls or ceilings
Raised blotchy patches on walls
Wet and crumbly plaster near the skirting board
Signs of black spots, stains or mildew
Water drips and puddles after it rains
