The winter is on its way at last and we are suffering rain pouring into homes, storm force winds and heavy rain with occasional hailstones so it won’t be long before we receive calls from people who say they have rain pouring into their homes.

We all rest easy here in Portugal during the long spring and summer month. Our motivation is to find shade not think about rain and hour home flooding or leaking.

That’s why it’s a shock to the system when it actually happens.

Through the floor

These are the most likely problem areas –

Missing or broken roof tiles, Bent or rusted through roof flashings, Blocked gutters, and downpipes. Miss aligner roof tiles due to the roof timbers sagging.

Adjoining buildings – usually, it’s down to bent or rusted through flashings between the two houses, it could also be caused by an internal rainwater pipe built into the wall.

Under the external doors – Portuguese doors rarely incorporate a thresh system and use a piece of stone or marble. The wind can simply blow the water under the door. You can install a thresh by simply cutting the door and installing one underneath.

Through the window frames – The window frames in Portuguese houses and apartments are fitted with a damp proof course around them like they are in the UK. They rely on a thin bead of silicon sealer the keep out the rain. Trouble is these silicon joints are often applied to damp stone or render so don’t stick properly. You may have to cut them out and reapply silicon on a warm dry day.

Through the floor – This is usually the most problematic area. We are used to damp floors here in old houses and some more recent builds!. The floor will not have had a damp proof course installed so when there is a sudden downpour rain from outside cam come under the house and appear in pools on your ground floors. This problem can be treated but it is very disruptive and costly. Insist on a damp proof membrane being installed.

Know the facts

I was having lunch with some friends the other day and they told me that they were talking to some British friends about that often trotted out pieces of miss information

“The cost per meter square to build a home in Portugal”.

 

 

If there is one thing that makes my blood boil it is any statement on the price per M2 to build or renovate a home in Portugal.

I decided to do a quick demonstration of how insane this often bandied about value is.
We had two glasses of wine in front of us so I took a large drink out of mine taking the level down to about half that of my friends glass.

I asked if this full glass of wine cost 2 Euros then how much does this half full glass cost. The obvious answer that came back was 1 Euro because it was half the quantity.

The obvious answer is of course WRONG so I said  NO it could be 15 Euros because it could be better quality wine. It could even be 20 Euros if my glass was included in the sale.

What I was trying to demonstrate was how can you compare prices (Apples for Apples) as its often called if what you are actually comparing is Apples and Oranges!
The eventual price difference could have you left without enough money to finish the work.

A word of advise. Please take it.

If a builder Ever gives you a build price per square meter before he FULLY UNDERSTANDS EXACTLY WHAT YOU WANT – Walk Away and keep walking.
The reason that I say this is because I know of many a building project which has been deliberately quoted without some vital elements missing which will be added later and charged at a higher profit margin.

Take for instance a house that you want to have built. You have agreed the price you are going to pay “Key in Hand” So you can sit back and relax and wait for the work to be done.

As the work is coming to a close you see that there are no gutters or drainpipes and as a result the mud outside the house is splashing dirt onto your nice new wall paint. Oh the paths, drives and patios are not included either oops!. What about the garden gates, top soil, fencing, Electricity supply and connection, water connection, Gas, Television. Handrails to the stairs, gas bottle store, garage door, mosquito blinds, post box I could go on and on but I will finish by saying that the short list above could cost 17,000 to 20 Thousand Euros on top of the cost of your Key in hand house price which makes a mockery of any price per square meter price anyone gives you.

Know what you are buying

Do you really know what you are buying ?

In most things probably but when it comes to buying a house in Portugal are you sure?

It was something which was brought home to us recently during a demolition project. We were taking off a recently built two story extension that had been built onto an old stone house which we are remodeling and renovating.

Obviously the house is an old house and you would expect that things would need to be renovated and made good.

What you would not expect and would probably not be happy about is that the extension was not tied into (secured too) the old house.
When we started the demolition it just fell down like a pack of cards. Not only that the single thickness brick wall that made the structure of the extension had no cement between the vertical faces of the bricks! Just along the bottom and top.

This could not be seen because the walls were covered in poor quality render. This is one of the worst self build projects that we have come across and you can understand why Portugal has moved towards building regulations and controls.

If you had not known the extension to the house was badly built and just did what a lot of people do decorate and refurbish.

The fact that this two story extension dropped to the ground so easily and quickly was worrying because if the house was just being “refurbished” it could have fallen down due to high wind or ground tremor. take a look at seismic activity in Portugal.
