I read an article recently (sorry cant remember where) reporting on RIBAS research saying that new built three bedroom homes in the UK are being made are even smaller with the average house being 8 square meters short of minimum space requirements.
The lost space is enough for a single bedroom with furniture.
New homes in the UK are now 80% smaller than Denmark.
Fortunately in Portugal there are compulsory standards governing the size of rooms in new homes.
All new homes have to have a bathroom that is suitable for a wheelchair user so that it must have space around the bathroom fitting that a wheelchair can turn.
Many people devise their own home plans while back in their home country whiling away the dark nights with a sketch pad or PC design software.
It can come as quite a shock when they eventually talk to a local Portuguese architect to find that there masterpiece wont work or requires a major re draw because the bathroom is too small and that the bedrooms don’t conform to current regulations.

On the whole design or new homes here is very flexible and I am often amazed by what we can build here. One thing that used to get me very frustrated is that objections to certain parts of a design can appear to be non consistent.
Instead of venting your frustration with the officials re schedule a meeting and look at some alternatives. There is often a problem of interpretation and context not to mention language.
By taking things slowly and using a Portuguese architect you will have a smoother ride and a more positive outcome.
A word of warning. Big is not always beautiful.
Bearing in mind what was said at the top of the page. You may be coming from a small house and the temptation to “go large” is very great.
If you build a barn of a house it will be harder to sell when the time comes, It will definitely be expensive to heat and cool. Then of course you have the build cost to consider.
