When we think about autumn many people dread the heavy rains that accompany the change from hot dry days of the Portuguese summer to the cooler, more humid and downright rainy Portuguese Autumn.

People don’t expect to be sitting watching water drip from the ceiling into a bucket at their feet. Its Portugal it’s a dry country!

Penetrating damp is a common occurrence here. As the rains start we find that we get a lot of inquiries from people who have penetrating damp on the top floor of their houses.

This could be from damaged gutters and rain water down pipes, cracked or missing roof flashing’s damaged roof tiles and ridges. The most common causes are either a build-up of vegetable matter like branches, twigs, leaves, pine needles and moss which forms a dam under the roof tiles which then directs rain water under the roof covering into your home.

Broken roof tiles are caused by negligent, painters, TV antenna, satellite dish installers and roof solar panel installers . Installation workers rarely use roof ladders in Portugal and don’t care if the crack your roof tiles when walking over them.

Recently we replaced 30 plus tiles on a property where the tiles had been walked on. The cracked tiles allowed rain water to pour into the newly decorated bedrooms ruining the decorations.
